How it works

This is a business loan secured by a standalone 2nd trust deed on your home or investment property. Because the money goes into your business, the lender qualifies the deal on equity and credit, not on your income. At least 51% of the loan amount is wired straight to your business checking account at closing. You pay interest only for 24 months, with no prepayment penalty, so you can pay it off as soon as the business returns the capital. For many owners, access to capital matters more than its cost: the return on putting money into inventory, equipment, payroll, a new location or a large contract can far outweigh the interest.

Is my income verified?

No. This is a no-ratio business-purpose loan: no tax returns, pay stubs or income documents are required, and no income is verified.

Can I use my primary residence?

Yes. Owner-occupied homes are eligible because the loan is a business-purpose loan. At least 51% of the loan amount must be wired to your business bank account. Investment properties are also eligible.

How much can I borrow?

Your existing first mortgage plus the new 2nd can be up to 65% of the property value (CLTV). The 2nd must also be at least 35% of the size of your first mortgage balance. The calculator on this page applies both rules.

Do I have to refinance my first mortgage?

No. This is a standalone 2nd trust deed, so your existing first mortgage and its rate stay in place.

What does the business need?

A viable operating business with a business checking account in the business name (not your personal name). At least 51% of the loan proceeds are wired to that account at closing.

What else is required?

A handwritten letter, signed by the borrowers, explaining how the capital will help the business grow. Typed letters are not accepted.

Is there a prepayment penalty?

No. There is no prepayment penalty, and no reserves are required.

What is the term?

24 months, fixed rate, interest-only, so the monthly payment is interest only and the balance is repaid at maturity, by sale or by refinance.

Which states are eligible?

All 50 states, subject to title, escrow and underwriting. Some states carry pricing adjustments, which are reflected in your final quote.

Will title and escrow wire funds to my business account?

Most will. If yours will not, we can point you to a title or escrow company that routinely does.
