How fast will I get offers?

Within 24 hours of receiving your property details (one business day for weekend submissions). Complex properties may need a quick call or a walk-through first.

I'm behind on payments. Can you still help?

Often, yes. If you have a foreclosure date, include it. Taking over your payments or a wraparound can bring the loan current and stop the foreclosure, and sometimes still put cash in your pocket.

What is 'subject-to'?

We buy the house and keep your existing loan in place, making the payments from closing on. Your loan stays in your name until it's paid off, and lenders can call a loan due when the property is sold (the due-on-sale clause), so we explain how payments are serviced and protected before you decide.

What is seller financing or a wraparound?

Instead of getting all cash at closing, you get a down payment plus monthly payments, usually at a higher total price. With a wrap, your existing mortgage is paid from our payment through a third-party servicer.

Do I have to make repairs or clean out the house?

No. Cash and creative offers are as-is.

Is there a fee or commission?

No fee and no commission to get offers. If you choose to list with an agent, standard commissions apply.

Who sees my documents?
