Traditional waiting periods vs. Fast50
Conventional and government loans require waiting periods after a bankruptcy or foreclosure, often 2 to 7 years. Business-purpose investment loans aren't bound by those rules. Our Fast50 program accepts a bankruptcy or notice of default discharged just 1 day before closing.
Common situations we see
- Chapter 7 or 13 just discharged and you still own rentals
- A foreclosure on one property while others have strong equity
- A notice of default you need to cure with a refinance
- Late payments that disqualify you elsewhere
