RV park fix & flip: 90% of purchase, 100% of CapEx
Our value-add program finances up to 90% of the purchase price and 100% of rehab, CapEx and expansion, up to 75% of the park's as-stabilized appraised value. It fits buyers adding pads, amenities or utilities to an under-built or under-managed park. Requirements: 680+ FICO, three years of tax returns, solid verifiable income, and a good-faith guarantee secured by a lien on a guarantor's primary residence for 5–10% of the loan amount. Target close is 60 days. Partnership and joint-venture structures are also available.
A 60-site park with a waiting list and extra undeveloped land was bought for $3.3M. The buyers added 60 covered pads, a pool, clubhouse updates, infrastructure and septic for about $750K. The park appraised at $7M+ after renovation and stabilization. The borrowers put in about $350K and created over $2M of equity in under 12 months.
Sample transaction for illustration; results vary by deal. Loan capped at the lesser of 90% of purchase plus 100% of approved CapEx, or 75% of as-stabilized value.

How 90% financing works
On an SBA 504 or 7(a) RV park loan, the owner-operator puts in as little as 10% of total project cost. Here is a typical 504 structure on a $3,000,000 acquisition with $400,000 of expansion:
Ninety percent leverage requires an owner-operated park, a business plan or feasibility study, and owners who guarantee the loan. Parks owned purely as passive investments use conventional, bridge or permanent financing at lower leverage.
What we finance
- RV parks, campgrounds, tiny home communities, glamping resorts, cabin rentals and outdoor hospitality
- Refinance, cash-out and partner or member buyouts
- Acquisitions, including seller carry-back structures
- CapEx: full-hookup conversions, 50-amp upgrades, water, septic and sewer, roads, Wi-Fi
- Expansion: new pads and phases, cabins, glamping units, bathhouses, clubhouses, pools, stores
- Ground-up new parks and conversions of raw land
- Parks with ancillary income: event venues, bars, restaurants, marinas, boat and RV storage
Bridge vs. permanent financing
Stabilized bridge loans close in two to four weeks, lend primarily against value, and can fund CapEx through a holdback. They fit parks in lease-up, value-add plans, matured loans, and owners whose tax returns understate income. The exit is a permanent or SBA refinance once income is documented.
Permanent loans from banks, RV-park specialist lenders, life companies and CMBS fit stabilized parks with one to two years of operating history. Expect debt service coverage of about 1.25x and fixed-rate terms of five to ten years.
What lenders look for
- Two years of P&Ls plus year-to-date, and occupancy by month
- Site count and mix: full hookup, water and electric, dry, tent, cabins
- Rates by stay type: nightly, weekly, monthly, long-term and seasonal
- Utilities: city or well water, septic or sewer, electric service
- Operator experience or a third-party management agreement
- For construction: feasibility study, budget, plans, permits and contractor
