How foreign national lending works
Foreign national loans are business-purpose loans on U.S. investment property for borrowers who live outside the U.S. or don't have a Social Security number. Approval is based on the property and your equity rather than U.S. income or credit.
- Valid passport and visa (if applicable) or ITIN
- U.S. LLC or entity for vesting (we can point you to formation help)
- Down payment and closing funds, often wired from a U.S. account
- Reserves as required by the program
Programs available
Foreign nationals and ITIN borrowers can use our 30-year fixed no-doc loan, the $10MM Super Jumbo, the 24-month interest-only bridge and Small Balance Commercial Lite Doc, each up to 65% LTV. Our Fast50 program also welcomes foreign investors at 50% LTV.
